Townhouses are Courtice's newest product. Until the 2010s the community had only a few condominium rows near Highway 2 and Trulls Road from the late 1980s, with fees covering the roof and exterior. The current north-end subdivisions changed that, adding freehold rows on 20 to 24 foot frontages with attached garages, three bedrooms and a full basement, plus stacked blocks and back-to-back rows on Highway 2 frontages and near Courtice Road where the density was allowed. Many of the freehold rows sit on private laneways governed by a common-element corporation, which means a small monthly charge for the road, lighting and plowing on top of freehold ownership. Both first-time households and downsizers off the older Courtice detached streets shop here. Ask about the parking count, since a short driveway in front of a single garage rarely fits two cars, and read the plan for which side yards and rear lanes are shared. Tarion coverage should be checked on any row less than seven years old, plus the builder's deficiency list on anything newer than two.

How far are the north Courtice townhouses from shops and buses?

Blocks on the Highway 2 frontage sit on the bus line and beside the plazas. Check the current DRT map, since local routes into the north end have changed with each subdivision phase.
What are typical fees on a Courtice condo townhouse?
Fees depend on what the corporation maintains: a common-element levy tied to a private lane is modest and covers road, lighting and snow, while a full condominium row's fee includes roof, siding, windows and landscaping and is much higher. Rather than a rule of thumb, request the corporation's status certificate, budget and reserve fund study for the specific building and compare them against the age of the roof.
