Condos for Sale in Clarington

Clarington's condo apartments are few and mostly new, which makes each building easy to know. West Bowmanville has the largest group: mid-rise buildings around Clarington Boulevard, Aspen Springs Drive and Highway 2, built through the 2010s and 2020s for downsizers who want the shopping centre, the recreation complex and the future GO station on foot. Downtown Bowmanville has a handful of older low-rise buildings near King Street and Liberty Street. Newcastle's condos sit at the Port of Newcastle, low-rise buildings by the marina with a clubhouse, and a few near King Avenue. Courtice has very little apartment stock, and there is none in Orono or the hamlets. Buyers are downsizers from Clarington houses, retirees moving out from the city and a smaller group of first buyers. The Miller team reads the certificate and the building's recent minutes with you.

Which buildings are where

The west Bowmanville mid-rises stand between Bowmanville Avenue and Green Road, close to Highway 2, with underground parking, elevators and fees that exclude utilities; the newest are still settling their first budgets, and construction continues on neighbouring blocks. Downtown's older buildings near King Street offer larger suites and a walk to the shops, the library and the Rotary Park trailhead, with fewer amenities and smaller boards. The Port of Newcastle buildings on the lake give the best views in Clarington, marina access and a clubhouse, at the cost of a drive to nearly everything else and a monthly fee that funds those amenities. Newcastle village has a small building or two near King Avenue. Nothing in Clarington is a true high-rise, so most buildings are under ten storeys with resident-owner boards. Suites facing Highway 2 or the CP line north of downtown Bowmanville deserve a visit at rush hour and with the windows open.

What the status certificate should tell you

Make the purchase conditional on the status certificate and read the reserve fund study first: in a new west Bowmanville building the study may be the first one ever done, and fees often rise after it. Look for special assessments and lawsuits, then the declaration's rules on rentals, pets and smoking. In an older downtown building ask which large items are done, such as roofing, windows, boilers and elevators, and which are scheduled. At the Port of Newcastle confirm what the fee covers, including the clubhouse and any waterfront maintenance, and whether a marina slip is a separate arrangement. Everywhere, confirm the parking space and locker are deeded rather than leased and check visitor parking. If the suite is tenanted, the tenant's rights under the Residential Tenancies Act follow the sale regardless of the corporation's rules, so plan the closing date around that.

Questions people ask about Condos for Sale in Clarington

Where are the newest condos in Clarington?

West Bowmanville, in the mid-rise buildings around Clarington Boulevard, Aspen Springs Drive and Highway 2, some finished only in the last few years and some still under construction on nearby blocks. They are the buildings closest to the shopping centre and the planned GO station.

Are there waterfront condos in Clarington?

Yes, at the Port of Newcastle, where low-rise buildings sit beside the marina and the Waterfront Trail with a clubhouse for residents. They are the only lake-view apartments in the municipality. The trade-off is distance, since groceries and services are a drive up Mill Street into the village.

Can I rent out a condo in Clarington?

Long-term leases are permitted in most buildings, though some declarations set a minimum term, and short-term rentals are usually barred by the corporation. The Port of Newcastle buildings may add rules tied to the clubhouse. The declaration and rules inside the status certificate give the answer for the building you are considering.
