New construction homes in Clarington

This page carries homes the listing brokerage marks as new, or as built within the past five years, which means resales of recent builds and any builder inventory that reaches the MLS®. This is no pre-construction registry, so a sales-office release will not appear until a unit is actually listed. Clarington is one of the busiest building areas in Durham. The Northglen area of north Bowmanville, Brookhill on the west side by Green Road, the Courtice streets near Hancock Road and along Nash Road, and Newcastle's northern edge near Grady Drive have all seen phases open through the late 2010s and 2020s, with more planned around the future Courtice and Bowmanville GO stations. Wilmot Creek keeps adding bungalow phases on leased land. Buyers here want modern layouts, warranty coverage and the chance to skip a renovation. Randy and Alexander Miller check whether a listing is an assignment, a builder resale or a completed home before you tour.

Tarion, HST and closing on a recent build

Tarion coverage on an Ontario house runs seven years on major structural defects, two for the envelope and mechanical systems and one for workmanship and materials, counted from first occupancy, and whatever remains passes to a later buyer. Ask for the enrolment number plus any open claims. HST is built into a builder's price and the rebate is normally assigned to the builder when the home is your primary residence; on a resale of a recent home the seller has already paid it, so no HST applies. Assignment sales, where the original buyer sells a contract before closing, carry different HST and deposit rules and need a lawyer familiar with them. Confirm the lot grading has been certified and the driveway and sod are done, since some builders close before the exterior is finished, and check for development charge clauses and adjustments on closing.

Questions people ask about New construction homes in Clarington

Where is new construction concentrated in Clarington?

North Bowmanville and Brookhill, the north side of Courtice, Newcastle north of King Avenue and the marina district, and Wilmot Creek's newer phases. The planned Courtice and Bowmanville GO stations are drawing more applications along Highway 2 and near the tracks, reportedly with higher-density blocks.

Does a five-year-old house still have Tarion coverage?

Partly. The seven-year structural coverage remains, while the one-year and two-year coverages have run out. Get the Tarion enrolment number from the seller and check its status directly. Coverage follows the home rather than the owner, so a resale buyer keeps what is left of it.

Is HST charged on a new Clarington home?

On a home bought from a builder, HST is part of the price and the new housing rebate is usually credited to the builder if you will live there. When you buy a recent build from its first owner, no HST applies. Investors who will not occupy the home face different rebate rules and should get advice.
