Questions to ask at the door
In Courtice and the newer parts of Bowmanville, ask what year the phase closed, whether the finished basement had a permit and how the sump and grading have behaved in spring. On Bowmanville's older streets near Liberty, Scugog and Concession, look at the panel, the plumbing and any signs of moisture in a stone or block foundation. In Newcastle and along the lake, ask which conservation authority, Ganaraska Region or CLOCA, regulates the lot and how the shoreline has held up. At a rural stop in Hampton, Enniskillen, Tyrone or Kendal, request the well record and the date the septic was last pumped, and ask what the neighbouring fields are zoned for.
