Newcastle's condos are few and nearly all at the Port. Kaitlin built low and mid-rise blocks around the marina from the 2000s onward, with suites of one or two bedrooms, balconies over the water or the marsh, underground parking and a shared clubhouse in some phases; they draw retirees leaving the village's larger houses and Toronto buyers who want a lake view at a village price. In the village itself there are a few small conversions and a walk-up or two near King Avenue, and some Wilmot Creek homes are sold as condominium bungalows on leased land, which is a different legal animal. The Port buildings are young enough that reserve funds are still growing, so go through the status certificate line by line for the reserve balance, the newest study and any claims about the marina-side infrastructure. Ask about winter: the Port is windy and quiet from November to April, snow removal on the private roads is a fee item, and the shops are a drive rather than a walk.
