Separating a bargain from a still-high price
Start with what sold on the same street or in the same townhouse complex in the last few months, which registered visitors can view here. If the reduced asking price now sits at or below those sales, the seller has corrected and a fair offer will probably be received well. If it still sits above them, the reduction is a step toward the market rather than a discount, and there is little reason to pay more than the neighbours did. Then look at the listing's history: a switch from a set offer date to offers anytime, a change of photos or a fresh listing number after a cancellation all tell you how the first weeks went. Ask the team to call the listing brokerage; in a town this size, sellers' circumstances are often known.
