Warranty, HST and the fine print of a recent build
Any new home from a licensed Ontario builder carries a Tarion warranty, with one, two and seven year protection that stays with the house rather than the first owner, so a two-year-old resale in Northeast Ajax still has most of its structural coverage; ask for the Tarion enrolment number plus any claims filed. If you are buying inventory directly from a builder, the agreement is the builder's own, HST is usually included in the price for a home you will live in, and closing adjustments for development charges, tree planting, driveway paving and the Tarion fee can be capped only if you negotiate them. Check whether a POTL charge or a shared-services agreement is registered against a townhouse lot, whether the driveway and sod have been completed and whether the deficiencies noted at the pre-delivery inspection were cleared. For a quick resale, ask why the owner is moving on so soon, and have the team compare the price with the builder's current figure for the same plan.
