Provincial rules now permit extra residential units in most houses without a rezoning, and Ajax reportedly allows second units in detached, semi-detached and townhouse dwellings subject to registration, but a permitted use is not the same thing as a permitted unit. Request from the seller's side the building permit history and the registration confirmation, and a fire inspection report if one was done. Without them, treat the suite as a finished basement with a kitchen, and price accordingly, since insurers and lenders may treat it that way too. Look at the ceiling height, the size of the bedroom window, whether the furnace room is separated and whether the smoke alarms are interconnected, all of which a legalization would touch. Check parking, because a second unit typically needs its own space and the north-end lots with a single-width driveway can fail there. Where a tenant already occupies the suite, the lease, the rent and the Residential Tenancies Act come with the house.
