Townhouses for Sale in Whitby

Townhouses in Whitby come in three legal forms, and the form matters more than the floor plan. Freehold rows, where you own the land under your unit, dominate the 1990s and 2000s streets of Taunton North, Williamsburg and Brooklin. Condominium townhouses, where a corporation owns the roads, roofs and lawns and charges a monthly fee, cluster in Pringle Creek, Blue Grass Meadows and the newer blocks of Port Whitby near the GO station. A third type, the freehold with a common-element fee for a shared laneway or visitor parking, is the standard product in the newest Brooklin and Taunton North phases. Stacked and back-to-back layouts have appeared along Taunton and Thickson roads in the last decade and give a first buyer a way into the town at a smaller footprint. The Miller team reads the status certificate and the survey so you know which of the three you are buying.

Where Whitby's townhouses are

Port Whitby has the newest concentration: blocks of three-storey towns south of Victoria Street built for GO commuters, with rooftop terraces and a short walk to the platform. Downtown Whitby carries a few infill rows near the heritage streets. Blue Grass Meadows and Pringle Creek have the 1970s and 1980s condominium complexes, usually two-storey with a fenced yard and a single garage, on winding crescents off Thickson Road and Anderson Street. Rolling Acres adds 1990s freehold rows. North of Taunton Road the pattern flips to freehold: Taunton North and Williamsburg were laid out in the 1990s and 2000s with wide rows of two-storey towns on standard lots, and Brooklin's subdivisions off Carnwith Drive and Winchester Road have continued that into the newest builds, many carrying a common-element charge for the rear lane. Rural Whitby's few townhouses sit in Brooklin's north edge and the Ashburn area developments.

Fees, rules and what a status certificate tells you

For a condominium townhouse, order the status certificate as a condition. It shows the reserve fund, any special assessments coming, the rules on pets, parking and rentals, and whether the corporation is in a dispute. A low monthly fee on a 1970s complex with an aging roof budget is a warning, not a bargain. For a freehold row with a common-element fee, the same document exists for the shared parts only, and the fee is small but permanent. Pure freehold rows have no certificate, so instead check the survey for the party wall and the easements for drainage, and ask who maintains the shared driveway. In every form, walk the row at night for parking and noise, ask about snow removal on private lanes, and confirm that a finished basement or a rear deck had permits. End units cost a little more and are worth it for light and one fewer shared wall.

Questions people ask about Townhouses for Sale in Whitby

What is the difference between a freehold and a condo townhouse in Whitby?

Freehold means you own the lot and the whole structure, pay no monthly fee and handle your own roof and lawn. A condominium townhouse means the corporation owns and maintains the exterior and grounds and bills you monthly. Many new Whitby rows are a hybrid: freehold homes that pay a small monthly common-element charge for a shared lane.

Are there townhouses within walking distance of Whitby GO?

Yes. The blocks of Port Whitby south of Victoria Street and along Brock Street South were built with the station in mind, and some are a five to ten minute walk to the platform. Check the route on foot, because the rail corridor and Victoria Street limit where you can cross, and confirm parking since many units have one space.

Do townhouse condo fees in Whitby include utilities?

Usually not in the newer complexes, where each unit is separately metered for hydro, gas and water. Some 1970s and 1980s corporations still bundle water or bulk cable. The status certificate and the declaration list exactly what the fee covers, so read them rather than relying on the listing's summary.
