Reading a Whitby reduction
Pair the size of the reduction with the home's category. In a subdivision where a dozen similar houses have sold this year, a modest trim usually lands the home at the number the sales already support, and there is rarely a second cut coming. For a property with few comparables, such as a house on the lake side of Victoria Street or an acreage near Ashburn, the first reduction is often a seller testing the market and the second is the one that finds a buyer. Check how the offer terms changed with the price: a home that moved from an offer date to offers anytime has told you something about its showings. Then decide on the comparables, not the discount. Reduced Whitby homes that are still above what neighbours sold for are not bargains, and unreduced homes that launched correctly can be.
