Freehold, POTL and what the listing may not say
A freehold townhouse in Whitby means you own the land under the unit and are responsible for its roof, walls and services, with no corporation and no status certificate. Many rows built after about 2005 in Taunton North, in Brooklin and on the west side sit on a private rear lane or share visitor parking, and a small corporation holds those pieces and bills each owner a modest monthly amount: the POTL arrangement. That charge is small next to a condominium fee, but it exists, and the listing's fee field is sometimes left blank when the brokerage treats the home as freehold. Ask the seller's side directly, get the corporation's budget if one exists, and find out who clears the lane in winter. Compare rows across town lines on the same footing: an Ajax or Oshawa row with a blank fee field may carry a POTL charge too. Then look at the practical things: garage width, yard depth, and what the row backs onto.
