Central townhouses for sale

Townhouses are a small slice of Central. The older ones are 1970s and 1980s freehold or condominium rows on the streets near Olive Avenue and Wilson Road South and on infill sites off Ritson Road, usually two storeys, each with one garage or a surface space and a small yard. Newer stacked and three-storey rows have gone up on former church, industrial and parking lots closer to the core, some freehold, most condominium with low fees. On any condo row, buyers should go through the corporation's status certificate and its reserve figures, check who maintains shared driveways on freehold rows, and look at how sound travels through a party wall built before current codes. Location within the community matters more than the year built: a row a block off Simcoe Street South lives differently from one near Bathe Park. For many first-time buyers a downtown townhouse is the entry to owning near transit and the campus without taking on a century house.

Questions people ask about Central

Are Central townhouses freehold or condo?

Both exist. The older rows, from the seventies and eighties, tend to be condominium corporations whose modest fees cover snow, grass and the roof, whereas recent infill rows lean freehold with a shared road agreement. Read the status certificate or the road agreement, whichever applies, and confirm what the monthly fee actually maintains.

How does a downtown townhouse hold up for resale?

Rows near the core attract investors, students' parents and first-time buyers, so demand is steady, but the pool is narrower than for a detached house on its own lot. Units with parking, a finished basement and a location on a quiet street resell most easily. Keep the roof, windows and mechanicals current; buyers of old rows expect deferred maintenance and price it in.

Is parking included with Central townhouses?

Usually one space, either a garage, a surface spot or a shared lot, and rarely two. Street parking downtown is permit-restricted overnight on many streets, so a second car needs planning. Ask if the spot is deeded, exclusive-use or handed out by the corporation, since that changes what you can sell or rent later.
