A detached house in Central is almost always old: Victorian or Edwardian near the core, workers' houses from the 1900s to 1920s on the south-central streets, and 1940s wartime houses toward Bloor. Lots are narrow, often 30 to 40 feet, but deep, with a detached garage off a shared or mutual drive and mature trees. Many have been split into units and some converted back. Check the wiring (knob-and-tube still turns up), the plaster and insulation, how old the roof and the electrical service are, and whether water gets into the basement; stone and rubble foundations were built for storage. Ask for permits on any renovation and any apartment, confirm the zoning allows the current use, and look at the property standards history. Streets closer to Ritson Road South and Olive Avenue tend to be quieter and more owner-occupied than those a block off Simcoe. Heritage listing applies to a few properties and can limit exterior work.

The streets from Ritson Road South across to Wilson Road, and the older blocks near Centre and Church streets north of John, tend to be more owner-occupied and quieter. Blocks directly off Simcoe Street South and near the bus terminal mix houses with rooming houses and services. Walk each candidate street at night before deciding.
Does a Central house allow a basement apartment?
Oshawa allows a second unit in most detached houses provided it meets the code, has parking and proper fire separation, and many downtown houses already have one. Confirm any existing unit was permitted and registered, because unpermitted conversions are common here and bringing one up to code can cost more than the rent justifies.
What inspections matter most on an old downtown house?
Hire an inspector used to pre-war construction, and consider a sewer camera scan, an electrical review for early or aluminum wiring, and a check of the foundation for water. Ask your insurer early; some will not cover old wiring or oil tanks. Budget for surprises rather than expecting a turnkey result.
