Donevan

Donevan is the working south-east of Oshawa, a grid of post-war streets running from King Street East down to Highway 401 that filled with bungalows when General Motors and its suppliers were hiring by the thousand. The community name is generally traced to Donevan Collegiate Institute, the high school on Harmony Road South that reportedly closed in 2010 after fifty years and gave the district its label on the real estate map. The Donevan Recreation Complex, with its arena and indoor pool, and Harmony Creek with its trail are the landmarks locals use when giving directions. The households run from owners who bought new in the 1960s, through tradespeople and plant workers, to young couples on a first house and investors who like the lot sizes and the walk to the bus. It is not polished and it does not pretend to be. What it offers is a solid brick house on a real lot, a quick hop onto the 401 from Harmony or Ritson, and a hospital, a mall, downtown and the lake all within a few minutes' drive.

Where Donevan sits

Donevan occupies the south-east corner of Oshawa's older city, with King Street East on the north, Highway 401 on the south, Harmony Road South on the east and Ritson Road South on the west, though several maps start the community at Wilson Road South rather than Ritson. Olive Avenue and Bloor Street East cross it from west to east, and Harmony Creek follows the eastern side down toward the highway. Treat the western line as approximate and check the TRREB map for any given street.

The homes you will find

Most of Donevan went up between the early 1950s and the mid-1970s. The streets closest to King Street East and Ritson Road South carry the oldest stock: 1.5-storey wartime-style houses and small brick bungalows on frontages of roughly 40 feet, many with a detached garage down a shared driveway. Moving south and east toward Olive Avenue, Wilson Road South and Harmony Road South, the lots widen a little and the houses become three-bedroom bungalows, some raised, and 1960s side-splits, often with a carport and a basement finished long after the fact. Around Bloor Street East and near the creek, 1970s two-storeys and back-splits appear, and townhouse rows dating to the 1970s or 1980s, both condominium and freehold, sit along Olive, Wilson and Harmony. A few small walk-up apartment buildings line the arterials. Newer houses are rare; infill happens one lot at a time, usually as a rebuild or a garden suite behind an older bungalow.

Getting around

Highway 401 is the community's main advantage: the Harmony Road interchange sits at its south-east corner and the Ritson Road ramps at the south-west, so Toronto-bound drivers are on the highway inside five minutes from most streets. Oshawa GO, which sits on Bloor Street West beside the Oshawa Centre, is about ten minutes away by car for Lakeshore East trains, and the planned extension of that line toward Bowmanville is expected to add stations east of the current one, reportedly including a stop where Ritson Road meets the 401. The 900 PULSE bus, DRT's King Street trunk line, follows the community's top edge, and local routes on Olive Avenue and Harmony Road South connect to it and to the downtown terminal. The Harmony Creek trail gives walkers and cyclists an off-street path along the east side toward Bloor Street and the lake.

Schools

Elementary pupils on the public side are generally placed at Woodcrest, Village Union or Harmony Heights, all DDSB schools within a few blocks, and public high school students have gone to Eastdale Collegiate on Harmony Road North since Donevan Collegiate closed. The Catholic board's nearby schools include St. Christopher and St. Hedwig for elementary and, for high school, Monsignor John Pereyma, the Catholic secondary on Conant Street that reportedly serves these streets. The French-language boards (Viamonde public, MonAvenir Catholic) bus pupils to their Oshawa schools, and French immersion is run out of designated public schools rather than every building. Attendance maps are each board's own and get redrawn as enrolment changes, so run the exact address through each board's locator. The Simcoe Street bus reaches the college and university campuses in Samac in about twenty-five minutes, and the drive is fifteen.

Parks, shopping and daily life

The Donevan Recreation Complex on Harmony Road South anchors community life with an arena, an indoor pool, a fitness room and outdoor sports fields, and the Harmony Creek valley beside it carries a trail south toward Bloor Street. Smaller parks with splash pads and diamonds are spread through the grid, and Eastview Park off Olive Avenue reportedly includes an outdoor pool in summer. Shopping is on the arterials: grocery, pharmacy and hardware plazas along King Street East and at Harmony and Olive, a Costco near Ritson Road South by the 401, with the Oshawa Centre about ten minutes west. Downtown Oshawa, with the Tribute Communities Centre, the library and restaurants, is a short bus ride up King Street. Lakeridge Health Oshawa's hospital is north-west of the community on Simcoe Street, and Lakeview Park's beach and the lakefront path lie ten minutes south past the highway.

Investors like the lot sizes for garden suites and basement apartments, and downsizers from bigger north-end houses find one-floor living here. It will disappoint buyers who need new construction, a quiet ravine-style street or a walkable high street; the arterials carry heavy truck traffic to the highway, a freight rail line runs close to the southern streets, and some blocks still show their industrial neighbours.

How far is Toronto from Donevan by car and train?

By car you are on Highway 401 at Harmony Road or Ritson Road within minutes, and the run to the Don Valley takes about fifty minutes outside the peaks and well over an hour in them. Rail commuters drive or bus to the Bloor Street West GO station for the Lakeshore East train, roughly sixty minutes to Union. A planned station near Ritson Road and the 401 would put a train within walking distance of the western streets.

Which high school serves Donevan?

Since Donevan Collegiate on Harmony Road South closed, public students have generally been directed to Eastdale Collegiate and Vocational Institute north of King Street, and Catholic students to Monsignor John Pereyma near Ritson and Conant. Do Donevan homes near Harmony Creek flood?

Streets beside the creek sit inside CLOCA's regulation limit, which means permits for additions, pools and grading changes near the valley, and a few low-lying lots have seen water in heavy storms. Most of the grid is well above the creek. Ask the seller about basement water history, look for a sump pit and a backwater valve, and get the authority's map sheet for that specific lot.

Are new houses being built in Donevan?

Almost none as subdivisions; the grid was complete by the late 1970s. What you will find are single-lot rebuilds, additions on bungalows and a growing number of registered basement apartments and garden suites, which Oshawa's zoning now allows on most residential lots subject to permits. Anyone set on a builder's new house will need to look past Taunton Road.

How noisy is Donevan?

It depends on the street. Harmony Road South and Ritson Road South carry truck traffic to the 401 interchanges, the highway itself is audible on the southern blocks, and a freight rail line runs near the southern edge. Interior crescents between Olive Avenue and Bloor Street East are quiet. Visit at rush hour and again at night before you choose.
