Donevan, Oshawa
Donevan detached homes for sale
Detached houses dominate Donevan and they are overwhelmingly 1950s to 1970s bungalows, storey-and-a-halfs, raised bungalows and side-splits, three bedrooms, one or two bathrooms and a garage or carport. Brick is the usual exterior, lots run 40 to 60 feet wide, and basements are often finished, frequently with a side door to the basement that predates the current additional dwelling unit rules. Because the houses are sixty to seventy years old, the inspection matters more than the staging: look for original galvanized plumbing, 60-amp panels or knob-and-tube in the earliest houses, aluminum branch wiring in early-1970s builds, asbestos in old duct wrap or floor tile, clay drain lines under mature trees and ground that falls toward the foundation. Ask whether the basement apartment is registered with the City. Renovated houses on the same street can differ sharply in what has been done, so compare the mechanical upgrades, not the kitchens.

Questions people ask about Donevan
What era are Donevan's detached houses?
Mostly 1950s to early 1970s, with the oldest one-and-a-half storeys near King Street East and Ritson Road South and 1960s bungalows and side-splits through the middle toward Harmony Road South. A scattering of 1970s two-storeys sits near Bloor Street East and the creek, and true new builds are single-lot replacements.
Does a Donevan bungalow allow a basement apartment?
Usually yes, and many already have one, legal or not. Oshawa allows additional dwelling units on most low-rise residential lots with a building permit, proper fire separation between units, a second exit, ceiling height and a parking space. An unregistered unit should be priced as a renovation project, not as income.
Which Donevan streets have the biggest lots?
The 1960s streets between Olive Avenue and Bloor Street East, east of Wilson Road South, tend to have the widest frontages and deepest yards, and lots that back onto the Harmony Creek valley are the largest anywhere in the community. The pre-1960 blocks near King Street are tighter, often with shared drives.
