Tarion, HST and the paperwork of a recent build
A new home in Ontario is covered by the Tarion warranty: roughly one year on workmanship and materials, two years on the building envelope, plumbing, heating and electrical, and seven years on the major structural elements, and the coverage passes to the next owner for whatever term is left. When you buy from the builder, HST applies to the price, and most builders quote a figure that already includes it with the federal and provincial new housing rebates assigned to them, which only works if you will live in the house. Buy the same house as a resale from its first owner and HST generally does not apply. Ask which situation you are in, request the Tarion enrolment number along with any warranty claims on file, and check that the builder is licensed with Ontario's Home Construction Regulatory Authority.
