Northwest Ajax, Ajax

Northwest Ajax detached homes for sale

Detached houses in Northwest Ajax are two-storey family plans from roughly 1998 to 2019, released phase by phase by the big production builders active in north Ajax, and their age tracks their distance from Rossland Road. The southern phases near Rossland Road West and the lower end of Ravenscroft Road have the widest lots and the plainest elevations; the Williamson Drive West and Taunton Road phases add stone fronts, higher ceilings, larger ensuites and narrower lots; the northern releases near the 407 are the newest and the most townhouse-adjacent. Nearly all have double garages, four bedrooms, a family room on the main floor and a basement the owners finished themselves. What to check: builder-finished versus owner-finished basement work and its permits, the age of the roof on the 2000s houses, which are reaching replacement, the furnace and air conditioner, grading and window seals, and whether a shared driveway or a mutual easement exists on the narrow-lot streets. Buyers are growing families, multigenerational households and 407 commuters, and resale interest follows the school assignment and the distance from the arterial noise.

Questions people ask about Northwest Ajax

Which phase of Northwest Ajax has the biggest lots?

The earliest streets north of Rossland Road West, built as the 1990s turned into the 2000s, when forty- and forty-five-foot frontages were still standard, and a few premium corner or ravine-backing lots in each later phase. The mid-2000s and later streets are mostly thirty to thirty-six feet wide. A wider lot here usually means an older house.

What wears out first in a 2000s builder house?

The original shingles, which are due around twenty years; the furnace, air conditioner and water heater rental; caulking and weather seals around windows and doors; the garage door opener; and the builder-grade carpet and laminate. Grading often settles around the foundation and needs regrading, and downspouts extended. None of it is structural, but the list adds up on a house that has not been maintained.

Do the northern streets carry a premium or a discount?

Newer houses and larger plans tend to sell for more, but proximity to the 407, Taunton Road or a hydro corridor works the other way, and the school assignment matters to families. Buyers compare a slightly older house on a quiet interior street with a newer one on an edge, and the quiet street often wins. The Miller team tracks the pattern street by street.
