Northeast Ajax

Northeast Ajax is where the town ran out of older streets and started fresh. Nearly everything between Salem Road North and the Whitby border was farmland until the late 1990s, and the subdivisions that replaced it are the youngest housing in Ajax: two-storey brick houses with double garages on streets that curve off Audley Road North, Williamson Drive East and Taunton Road, with the final phases still filling in toward Highway 407. The Audley Recreation Centre, the turf fields of the Ajax Sportsplex beside it and the Deer Creek golf course give the area its landmarks, and the Carruthers Creek valley threads through the middle on its way to the lake. Households here are mostly young families and move-up buyers who wanted a new house with a modern layout, many of them commuting west along the 407 or south on Salem Road to Ajax GO. It is a driving neighbourhood with new schools, wide arterials and a plaza or two, quieter and less settled than the centre of town, and the part of Ajax that still looks like a builder's site plan when you stand on the corner.

Where Northeast Ajax sits

Northeast Ajax is the town's newest quarter: the subdivisions east of Salem Road North that run up to Highway 407 and the farmland beyond it, and east to Lake Ridge Road and Highway 412 at the Whitby line. Taunton Road is the reference line most guides use for its southern edge, although the Audley Road North and Williamson Drive East streets between Rossland Road and Taunton are often counted here as well, so treat that edge as approximate. Locals call the pieces Audley, Deer Creek and, for the latest phases, simply north Ajax.

The homes you will find

The houses are almost entirely detached two-storeys from the 2000s through the early 2020s, built in phases by the volume builders that worked the north of town: brick and stone fronts, double garages, four bedrooms upstairs, nine-foot main floors in the later phases and lots that run narrower and shallower than anything south of Rossland Road. The earliest streets near Audley Road North and Rossland Road East date from the early 2000s and have grown-in trees and finished basements; the phases north of Williamson Drive East and along Salem Road North toward Taunton are newer, and the last pockets near Taunton Road and the 407 were still under construction into the 2020s, some with builder warranties in force. Townhouse rows are scattered along the arterials, and semis are rare. Expect open-plan kitchens, unfinished basements in the newest homes, small rear yards, and the usual new-subdivision items to check: final grading and sod, driveway paving, the builder's deficiency list and whether the Tarion enrolment is still inside its coverage periods.

Getting around

This is 407 country. The toll highway crosses the community's northern boundary with interchanges at Westney Road and, reportedly, Salem Road, and Highway 412 drops down the Whitby line between the two highways, toll-free since 2022, so drivers reach the 401 at Salem Road, Lake Ridge Road or the 412 without touching Kingston Road. Ajax GO is a straight run south on Salem Road, roughly ten minutes outside rush hour. Durham Region Transit's PULSE 915 runs Taunton Road between Ajax GO and north Oshawa, PULSE 916 runs Rossland Road, route 224 climbs Salem Road to Taunton, route 216C reaches the Audley Recreation Centre by way of Harwood Avenue and Williamson Drive, and the 227 rush-hour loop threads Dreyer Drive and Audley Road on its way to the station. Off-road, the Carruthers Creek trail and the multi-use paths beside Taunton Road and Audley Road connect the parks, and cycling to the GO is flat but long.

Schools

Elementary schools were built with the subdivisions. Durham District School Board students attend schools such as Vimy Ridge, Lincoln Alexander, Michaëlle Jean and Eagle Ridge public schools, with J. Clarke Richardson Collegiate, the public high school on Harwood Avenue North, taking most addresses. In the Catholic system (Durham Catholic District School Board), St. Teresa of Calcutta Catholic School is one of the elementary options, followed by Notre Dame Catholic Secondary School, also on Harwood. French immersion runs at designated public schools whose sites have shifted as enrolment grew, and Conseil scolaire Viamonde and MonAvenir bus French-first-language students to their schools in Pickering and Whitby. Attendance areas here move more than anywhere else in Ajax because the boards keep opening and rebalancing schools, so ask both boards which school an address feeds before you buy. Durham College's Whitby campus is the nearest post-secondary site.

Parks, shopping and daily life

The Audley Recreation Centre on Audley Road North, opened in 2013 and later expanded, is the community hub, with arenas, a fitness centre, a pool and an Ajax Public Library branch, and the Ajax Sportsplex's artificial-turf fields sit beside it. Neighbourhood parks with splash pads and playgrounds are tucked into every phase, the Carruthers Creek valley carries a trail south toward Rossland Road, and the Deer Creek golf course fills the block north of Taunton at Audley Road. Greenwood Conservation Area on Duffins Creek in Pickering is a short drive west along Taunton. Shopping is thinner than the rest of town: a plaza at Taunton Road and Salem Road reportedly covers groceries and the basics, and the big-box strip along Kingston Road East, with Costco, Walmart, Home Depot and the Cineplex, is a ten-minute drive south. Lakeridge Health's Ajax Pickering hospital, on Harwood Avenue South below the 401, is the emergency department, and Whitby's Taunton Road corridor adds more stores to the east.

Who it suits

Northeast Ajax suits buyers who need a newer house with a garage that fits two cars, an open kitchen and bedrooms for a growing family, and who are content to drive for almost everything, including the GO train. Households working along the 407 corridor, in Markham or north Toronto, get the shortest commute in Ajax from here. It is the wrong choice for anyone set on mature trees, a walk to a main street or the lake, a large lot, or the character of the older wartime streets; sound from the 407 reaches the northernmost crescents, and some phases are still years from finished parks and paved driveways.

Questions people ask about Northeast Ajax

What is the route to the GO station from Northeast Ajax?

Drive or bus south on Salem Road or Harwood Avenue to the Ajax GO platform on Westney Road South, on the far side of Highway 401; the run is roughly ten minutes off-peak and longer at rush hour. Route 224 on Salem Road, the 227 loop through Audley Road, and the PULSE 915 down Westney all end at the station platform.

Is the 407 noisy from the northern streets?

Traffic on Highway 407 is audible on the crescents nearest the corridor, especially at night and in winter when the leaves are down, and less so a few streets in. Berms and the farmland buffer help, but visit the specific street in the evening with the car windows down before you commit, and ask what noise study the builder filed.

Are the schools finished in Northeast Ajax?

Several were built as the phases filled in, and the public and Catholic boards have opened new schools in the north of town over the past two decades, but attendance areas keep changing and some phases were assigned to holding schools while a site was completed. Check the boards' current boundary maps rather than the builder's sign.

Does Carruthers Creek flood?

The creek and the small streams feeding it cross the community inside a valley regulated by TRCA, the regional conservation authority, and its headwaters north of the 407 have been the subject of a watershed plan. Houses backing onto the valley are set above the floodplain, but confirm the regulated-area mapping and the lot grading before planning a fence, deck or pool near the top of bank.

Is there anything to walk to?

Not much yet. The recreation centre, the Sportsplex and the plaza at Taunton and Salem are walkable from the nearest phases, and each subdivision has its own park, but groceries, restaurants and the library's main branch are drives. That is the trade for a newer house; buyers who value walkability usually look at the centre or the south of town instead.
