The older phases nearest Rossland Road have had their basements finished, fences built and driveways paved by the second owner; the newest streets toward Taunton Road and the 407 are still settling in, with sod, grading and paving arriving on the builder's schedule. Corner lots and the few that back onto the Carruthers Creek valley or a park are the premium positions. What to check: whether the Tarion warranty is still in force and transfers, the builder's deficiency list, the lot grading certificate, the paperwork behind any basement finish or side entrance, the sound rating of the windows on streets near the highway, and whether the street was designed for on-street parking, which is scarce in these phases.
