Comparable sales by city, then by pocket
A comparable sale is a closed transaction that the buyer for your home would have considered instead of yours, and the search moves from the wide to the narrow. The team starts with the municipality and the TRREB community, because listings and buyers are organized that way, then narrows to the pocket: the same subdivision phase, the same builder, the same school boundary, the same side of the arterial road. In Ajax that can mean separating homes south of Bayly Street near the lake from those north of Rossland Road. In Pickering it means keeping Bay Ridges, Amberlea and the new Seaton neighbourhoods apart. In Oshawa a house in O'Neill near the hospital and one in Windfields near the university draw different buyers. In Clarington, Courtice, Bowmanville, Newcastle and Orono each price on their own. In Whitby, Brooklin and the older streets near Port Whitby are not interchangeable. Once the pocket is set, the team adjusts for what differs: lot depth, what the yard backs onto, the garage, the finished basement, the age of the mechanicals, and the condition a buyer sees on the tour. Sold prices carry the most weight, conditional sales come next, and the active competition tells you what the buyer sees the same weekend.
