How much student rental activity is there?
Plenty near Simcoe Street North and Britannia Avenue, where the campus is a short walk. If you want owner-occupiers as neighbours, look at the rows deeper into the subdivision along Windfields Farm Drive. If you are the investor, check Oshawa's rental licensing area and the condo's leasing rules first.
What should a townhouse inspection cover here?
Grading and drainage between units, since new subdivisions settle; the garage slab and shared party walls; the furnace and hot water tank, which are often rentals with buyout costs; and builder deficiencies that remain open with Tarion.
