Detached houses are the majority of Samac and span about a quarter century of building. The earliest, from the early 1980s west of Simcoe Street North around Somerville Street, are brick two-storeys, bungalows and back-splits on lots near 50 feet wide, often with one garage bay and a room-sized backyard. The mid-1990s streets east of Simcoe, off Ormond Drive and toward Wilson Road, brought double garages, main-floor family rooms and nine-foot ceilings on narrower lots. The last phases near Ritson and Conlin finished in the early 2000s. Houses backing onto the creek valleys or Camp Samac have the privacy premium and the conservation-authority limits that come with it. What to check: how old the roof, windows and furnace are on anything from the 1980s, whether a basement apartment has a permit and a rental licence if the house is near the campus, the lot's grading toward the ravine, and any Kitec plumbing in houses finished between 1995 and 2007. A survey matters where fences meet the valley.

Which Samac streets have the biggest lots?

The 1980s streets west of Simcoe and the properties that back onto Camp Samac or the creek valleys are the widest, with some pie-shaped courts reaching well past the standard frontage. The 1990s and 2000s phases east of Simcoe trade lot width for house size. If you want a pool, measure the rear yard and check the conservation setback first.

Are basement apartments allowed in Samac houses?

Oshawa permits second units inside detached houses, subject to zoning, building code and parking rules, and houses inside the rental licensing zone near the campus need a licence as well. Many existing basements were finished without permits; request the permit history and have the unit inspected for egress, fire separation and electrical work.

How close is too close to the campus?

Within about two blocks of Conlin Road you will notice student parking, bins and weekend noise in term time, and some houses there have been converted to rooming rentals. Interior streets a ten-minute walk south feel like any other north Oshawa subdivision. Visit on a Friday evening in October and again on a July afternoon to see both versions.
