Detached houses in Central span three decades of ordinary Ajax building. The 1950s bungalows, with a few storey-and-a-half plans among them, closest to Harwood and Kingston Road West occupy the widest lots and are the rebuild candidates; the 1960s side-splits and back-splits along and off Delaney Drive West offer three bedrooms, a garage for one car and a separate side entrance that lends itself to a basement suite; and the 1970s-to-1980s two-storeys near Magill Drive and Rossland Road West give four bedrooms and, from the later phases on, a double garage. Expect a round or two of updates and ask for dates on the roof, windows, furnace, air conditioner and electrical panel; a 1960s house may still carry a 60-amp service or aluminum branch wiring. Look at the grading and the sump pump, since older streets predate modern drainage standards. Streets bordering the 401, Kingston Road, Harwood and Westney trade quiet for convenience; the interior crescents are the reverse. The buyers are families pulled in by the McLean centre and the schools, plus commuters wanting two 401 interchanges close.

The 1950s streets closest to Harwood Avenue and Kingston Road West, where the original lots were laid out for bungalows with generous side yards, and the early 1960s split-level streets just north of them. The 1980s blocks near Rossland Road West are narrower, though the houses on them are larger. Measure before you plan an addition, because surveys for the older lots are often missing.
Where should an inspector concentrate in a 1960s Ajax split-level?
The electrical panel and any aluminum circuits, how old and how sound the roof is, including the flat sections some splits carry, moisture in the lower level where the grade meets the wall, the state of the galvanized supply lines and cast-iron drains, and whether the furnace and ductwork were upgraded at the time the basement was finished. A sewer camera inspection is worth the fee on these streets.
Is a rebuild allowed on a Central lot?
Generally yes, subject to the zoning by-law's height, setback and lot-coverage limits and to a building permit from the town, and several older bungalows have already given way to two-storey houses. Confirm the zoning for the specific lot, ask whether the TRCA regulates any part of it, and budget for a survey, since the original lot pins are often gone.
